Insurance is essential for both landlords and tenants.
Tenants
We insist as part of the tenancy with Brookes Hall that tenants take out a contents insurance policy, as the Landlord’s insurance will not generally cover the tenants’ belongings. Landlords cover does not cover tenant accidental damage to fixtures and fittings - the cost of repairs will be taken from the tenants deposit. Your bank may provide a content policy that would suit your needs, however should you wish to obtain a competitive quotation we can arrange for this as IARS with Endsleigh.
Landlords
We strongly advise that the appropriate building insurance has been obtained for the property as you, the Landlord, will generally be responsible for this. Many insurance policies exclude cover if the property is being let. It is therefore prudent to check that your policy provides cover for the duration of the tenancy.
Please be aware that some insurance policies even exclude certain types of lets – e.g. housing benefit claimants or students. Brookes Hall are IAR’s with Endsleigh which means we are able to offer the appropriate insurance policy should you require one.
If you have a portfolio there are many companies which can produce a portfolio insurance cover, which usually works out to be cheaper than insuring each property individually. It is also easier to manage as all the dates are the same.
