It is our duty to tenants to ensure you are well informed about what is expected from you prior and during a tenancy with Brookes Hall Lettings. We hope that the following guidance and advice provides you with basic information you may require.
- Our exclusive status tracker system allows you to easily follow your application online.
- Referencing turnaround time within 3 working days subject to your profession eg leading supermarkets average response time 7 days, leading banks 7- 14 day, local authorities 5 days.
- Complete all sections of your referencing forms as missing information will delay processing as the forms will have to returned for completion
- Acceptable proof of residency are:
- Driving license showing current address
- Recent utility bill no older than 3 months
- Recent council tax bill (only accepted until end of June)
- Letter from employer on headed paper signed and dated
- Documents that are unacceptable:
- Financial statements (e.g. bank)
- Documents from HM Revenue & Customs
- NHS medical card
- Letters from accountants or solicitors.
- Students require a UK based guarantor unless they have government funding for living expenses.
- A guarantor must have an acceptable credit score, acceptable credit history (no CCJ’S/ Bankrupt etc) and have a monthly income of 3 times the monthly rental amount.
- Housing benefit/ local housing allowance applicants require a UK based guarantor.
- Inform utility companies of your move in date.
- Ensure your standing order for your monthly rental has been set up correctly by your bank, and if you are coming from previous rental property remember to cancel your previous standing order.
- You are required to have a home contents insurance specifically designed for tenants, which will protect your personal belongings but also protect your deposit should you damage the landlord’s contents.
- Ensure your property is well maintained throughout the tenancy to avoid any dilapidations.
- Ensure you fully understand the inventory on check in as this document will be used during the final check out.
- When terminating your tenancy please ensure that your notice is served on the correct dates
